DESCRIPTION A large and delightful stone property in the heart of the tranquil locality of Wapengo, on the scenic Tathra Bermagui Road, perched on a hill with panoramic views over the rural landscape and immediately overlooking a beautiful dam with an abundance of wildlife. Having been constructed in South Australian limestone and reclaimed timber, the house belies its young age. Exposed stone walls with visible fossils, timber beams, slate floor, open fireplaces, refectory table and large covered verandah marry together the old french farmhouse style and traditional Australian architecture offering the very best of both. The huge kitchen table dominates the large kitchen. It seats twelve comfortably and is big enough for everyone to join in with the kitchen chores! The kitchen facilities comprise a fridge freezer, a wine fridge, LPG oven and hob, microwave, toaster and Nespresso coffee pod machine. There are plenty of cooking pots and trays and an abundance of serving platters. The Mintaro slate floor lends an authentic farmhouse feel and helps to keep the room cool in hot weather. The large open fire warms it when it is cold and the french doors give direct access to the long, south west facing, covered verandah. The sitting room, connected to the kitchen via two steps, boasts a cathedral roof with timber cross beam. Sofa and chair seating provides the comfort for relaxing by the fireplace and french doors on both sides of this room lead to the outside, either to the lawn covered courtyard garden or to the outside dining area of the main, covered verandah. The lower sitting room provides an extension to the main sitting room or the bifold doors can be closed to accommodate the fourth bedroom with its comfortable queen size sofa bed. French doors again allow direct access to the main, covered verandah. The master, en-suite bedroom is accessed via the spiral staircase in the sitting room. A stunning attic room with queen bed, roll top bath, open fireplace (unusable) and an en-suite bathroom with toilet, sink and walk in shower. Bedroom two is quietly tucked away through the door in the sitting room and has a queen bed. French doors lead on to a short, relatively private, covered verandah area before it joins the long, main verandah at the corner of the house. The family bathroom is next to bedroom two and offers a bath, an over bath shower, sink and toilet. A separate toilet is next to this bathroom. The laundry room is next to this and houses a top loader washing machine and a wall mounted tumble dryer. There is direct access to the outside from the laundry room where there is a large washing line. Upstairs is the third bedroom ideal for a couple as a suite room, or for a family or children to share. Another attic room with a queen bed and pull out sofa bed. The covered verandah area almost circles the house and is brick paved to two sides and boarded with spotted gum on the other two. The deeper area, accessed from the sitting room has a dining table that seats 6 with extra chairs and beanbags and hammocks for relaxing in the shade or the setting sun. There are other seating areas on the verandah and in the garden. A large gas barbecue here is also at your disposal. Hank's Folly is a great place for families, friends or a couple to relax and unwind, the rural location and the surrounding Mimosa Rocks National Park are perfect for those looking to get away from crowds and who want to enjoy the nature on offer as well as the stunning, almost empty beaches that are within easy reach. HOW TO GET HERE By car: 5 and a half hours from Sydney, 3 hours from Canberra and 7 and a half hours from Melbourne. Fly: Sydney to Merimbula or Melbourne to Merimbula Car hire is available at Merimbula Airport (advance booking required). The roads all the way to the house are sealed but some of the neighboring roads and the approaches to the beaches through the National Parks are unsealed. Please take care when driving at night, there are lots of kangaroos on the road. GUEST ACCESS Guests have direct access to the house from the ample parking area. There are two steps between the kitchen and the sitting room and bedrooms two and four are on the ground floor. Please note that the downstairs shower is not a walk-in shower. HOUSE RULES Maximum number of guests: 10 but please ensure that your exact party number is known to Tathra Beach Real Estate. This is a necessary requirement for our insurance. Hank's Folly is a non-smoking house. Thank you for only smoking outside. Self check in with a Keysafe. Please always leave the key locked away in the keysafe when not in the house. Due to the proximity of Mimosa Rocks National Park and the surrounding farmland, we cannot accept any pets.
